[Music] my name is josh darland i'm the lead estimator here at true builders my background has always been in the remodeling business i've been doing this now 18 and a half years so when i come out to meet somebody today it's because they've had a massive disaster in their life they've had a fire a flood they've got water damage they've got some type of issue that has happened to their home and now they need insurance to come in and provide a solution we're the answer for them on that solution we get to come in help them to write a scope of work that gives them exactly what they need to be able to get their house back to what we call pre-loss condition so let's give them back their life but sometimes it's in that middle road where it's so tough for them that's where we get to come in and be the answer like i love that part of what we get to do my name is josh darling and i'm your true builder [Music]

Meet Josh Darland, Lead Estimator

Josh Darland is the lead estimator at True Builders, with a background of 18 and a half years in the remodeling business. When he meets somebody, it is because they have had a massive disaster in their life: a fire, a flood, water damage, "some type of issue that has happened to their home, and now they need insurance to come in and provide a solution."

His job is writing the scope of work that gets the house back to what the industry calls pre-loss condition, and the part he loves is the human one: meeting people in that tough middle stretch and, as he says, getting to be the answer and give them back their life.

How a restoration estimate actually gets written

An estimate like Josh's is a measured, line-item document, not a number on a napkin. The estimator walks the loss, measures each affected room, and builds a scope line by line: square feet of drywall, linear feet of baseboard, the flooring, the paint, the cabinets, each priced in the standardized formats insurance carriers work in. Photos justify the lines, and the cause-of-loss narrative ties them together. When demolition later reveals hidden damage, the estimate grows through a documented supplement rather than a renegotiation.
