Pipe boots: the tiny part behind a huge share of leaks

The culprit in this video is worth knowing about, because it is one of the most common leak sources on any roof. Every plumbing vent that pokes through your roof is sealed by a boot, and those boots fail long before the roof around them does: rubber collars crack in Florida sun, and lead boots get chewed open by squirrels or split at the seams. The leak that follows looks dramatic on the ceiling, but the fix is often one of the least expensive repairs in roofing when it is caught early.

What a proper tarp job does (and does not do)

  • Stops active water intrusion immediately, protecting the decking, insulation, and drywall below
  • Buys time: a good tarp holds until the permanent repair or the insurance process is complete
  • Documents the damage location instead of hiding it, which matters if a claim is coming
  • It is temporary by design. A tarp is first aid, not the cure, and it should always come with a repair plan

Found water coming in? Do this first

  • Move belongings and put a container under the drip; poke a small hole in a bulging ceiling bubble to release the water before it spreads
  • Photograph everything: the ceiling, the attic if you can safely reach it, and the roof from the ground
  • Stay off the roof. Wet shingles and hidden soft spots hurt people; tarping is a job for a crew with anchors and experience
