Remodeling a 1981 Mobile Home in Lakeland, From Day One

By day two, demolition had already told the truth the way demolition does: the subfloor was particle board, much of it water damaged and no good, so the plan changed to replace it with plywood like the rest of the home. As Issac puts it, these people are going to have a brand new house.

What makes mobile home renovation its own trade

  • Original particle board subfloors, like this one, fail from decades of humidity; plywood replacement is the durable fix
  • Walls, cabinets, and fixtures are often manufactured-spec sizes, so replacements need adaptation, not just swapping
  • Plumbing and electrical runs sit in tighter chases; moving them takes planning, not brute force
  • Ventilation and vapor barriers matter double in Florida; moisture is what ages these homes fastest

Demo surprises: why good contractors expect them

The water-damaged subfloor on day two is the normal rhythm of renovation, not a failure of planning. No one can see through flooring, and honest contractors say so up front: the quote covers what is visible, and a contingency (commonly around 10 to 15 percent on older homes) covers what demolition reveals. What you should expect when a surprise appears is exactly what this video models: show the problem on camera or in person, explain the fix, price it as a change order, and keep moving. Distrust both extremes, the bid with zero contingency and the surprise with zero documentation.
